Section 3 - Property with Paul Langshaw: The Renters Reform Bill: Start Preparing Now for the Changes Ahead

The UK property market is undergoing significant changes with the introduction of the Renters Reform Bill. As investors, understanding these changes is essential to maintaining and growing a profitable portfolio.

Key Changes

One of the most impactful changes is the abolition of Section 21 "no-fault" evictions, meaning landlords will need specific grounds for possession. However, this is balanced by strengthened Section 8 grounds, which now include provisions for selling properties or moving family members in.

The bill also introduces periodic tenancies as standard, offering more flexibility to tenants and reforming rent review processes. Additionally, landlords will face greater difficulty in refusing reasonable pet requests.
