As we kick off 2025, we are thrilled to announce some exciting updates at Balmoral Partners. This year, we’ve made key strategic additions to our team to help us continue our growth and drive even greater success.

We are proud to welcome Joshua Naude as our new Growth Manager. Joshua, based in South Africa, brings a wealth of experience in capital raising and tech platforms. His expertise will be instrumental as we look to expand our portfolio and implement new strategies moving forward.

We’re excited to announce that Muhdo Health Ltd is currently closing a round of investment through the issuance of new shares. This funding will be used to develop additional genetic and epigenetic algorithms, specifically aimed at advancing the clinical and longevity markets.

As we step into the new year, many of you may be reflecting on your portfolio and setting new resolutions. One resolution that has always been a cornerstone of my investment strategy for over 20 years is ethical property investing—specifically in social housing. The idea of building wealth while making a positive social impact has always made sense to me, and now, more than ever, it’s gaining traction.

The rise of ethical property investing is something we are seeing more of, but this approach has always had its merits. Social housing, in particular, offers investors a unique opportunity to generate returns while providing affordable housing to those in need. However, local authorities have not always kept up with inflation in terms of local rent rates, causing some landlords to shy away from social housing.

But things are changing, and now is a great time to explore two key approaches: direct investment and company-managed portfolios.

Building Your Own Ethical Property Portfolio

In my own journey, I have focused on building a portfolio of energy-efficient homes in underserved communities. By charging fair rents (around 15% below market value) while maintaining high property standards, I’ve been able to achieve consistent annual returns of 10%+.

Key elements of successful ethical property investment include:

  • Energy efficiency upgrades (solar panels, insulation)

  • Fair tenancy practices and transparent terms

  • Active community engagement

  • Regular maintenance and tenant support

The Alternative: Invest Through Ethical Property Companies

For those seeking a more hands-off approach, ethical property investment companies are a great alternative. One example is the Social Housing REIT, which delivers an average return of 6.3% while housing over 5,000 individuals in need.

These company-managed investments typically offer:

  • Returns: 5-15% annually

  • Minimum investment: £5,000-£25,000

  • Professional management

  • Focus on social housing and sustainable development

Choosing Your Path

Direct Portfolio Management:

  • Higher returns (6-15%+ appreciation)

  • Greater control

  • Requires more time investment

Company Investment:

  • Moderate returns (5-15%)

  • Lower minimum investment

  • Hands-off approach

  • Professional management

Ultimately, success in ethical property investing comes down to balancing your financial returns with the social impact you want to make. Whether you start with company-managed investments or decide to build your own portfolio, the goal remains the same: achieving both financial success and social good.
