Are You a Landlord Losing Sleep Over New Housing Legislation?

With the upcoming changes to UK tenancy agreements giving more rights to tenants, it’s natural for landlords to feel concerned. However, don’t rush to sell your property out of fear. The UK still faces a housing crisis, and there’s a growing need for good, affordable rental properties.

If you’re considering issuing a Section 21 to reclaim your property, here’s what to expect in terms of costs:

Breakdown of Costs for a Section 21 Eviction:

1. Serving the Section 21 Notice 

- Notice Fee: Around £80

2. Court Fees 

- Accelerated Possession Order: £355

- Standard Possession Order: £355

- Hearing Fee: If required, £355

3. Solicitor Fees 

- Legal advice and representation: £500 to £1,500 (depending on complexity)

4. Bailiff Fees 

- Eviction by bailiffs (if the tenant doesn’t leave voluntarily): £130

5. Defendant Appeal Costs 

- If the tenant appeals the possession order, additional legal and court fees can add £1,000 to £2,000.

Total Estimated Costs:

- Low End: £1,300

- High End: £2,200 or more if contested through multiple stages.

Alternative Options 

If you’re looking to offload a property without evicting the tenant, or if you’re seeking a faster solution, there are companies that will buy properties with tenants in place—even if the tenants are in arrears. I'll be covering this in detail next week.

Until then, don’t panic. The housing market always finds a way to adapt, and there’s plenty of demand for affordable housing.
