Another week has flown by and its been another busy one. One of our Mastermind members completed on his first acquisition and has several others in the pipeline. We continue to negotiate 2 deals in our Medical vertical, 2 in our H&S vertical, 2 in our M&E vertical plus had an offer accepted in the United States which I’m particularly excited about.

Section 3 - Property - Assisted Living with Paul Langshaw

This week, my focus is on Assisted Living—a relatively new venture for me. My hands-off investment in this sector is yielding a remarkable 14% return over a 5-year term. This investment is backed by the government, presenting it as a generally perceived low-risk opportunity.

Assisted living, also known as extra-care housing, involves providing tenants with self-contained flats along with personalised care and support services. These services cater to various needs such as assistance with daily activities like washing, dressing, medication management, and more. Typically, the tenants in assisted living are older individuals or those with disabilities or health conditions.

Investing in assisted living is not only financially rewarding but also an ethical way to contribute to the well-being of tenants. It offers them a high quality of life, independence, and dignity, addressing the growing demand for alternative options to traditional residential care homes. The Office for National Statistics projects a 40% increase in the UK population aged 65 and over between 2018 and 2038, reaching 20.4 million.

The profitability of assisted living stems from charging higher rents compared to standard buy-to-let properties. Additionally, it benefits from lower vacancy rates, longer tenancies, and reduced maintenance costs. Tax relief can also be claimed on expenses related to the provision of care and support services. However, one must be cognizant of the challenges and costs involved in setting up and operating an assisted living facility, such as securing planning permission, adhering to Care Quality Commission regulations, and managing qualified staff.

I personally chose a hands-off investment approach to enjoy a healthy return, but it's crucial, as always, to conduct thorough due diligence on the companies offering such investments. Assisted living has the potential to generate robust returns, contingent on factors like location, facility size, quality, and the level of care provided. On average, assisted living can yield a net annual return of 8% to 30%, coupled with an average capital appreciation of 5% to 7%. In the dynamic world of investments, strategic timing is often the key to success. As we navigate current market conditions, it's prudent to adopt a cautious approach and consider sitting on the sidelines momentarily.

2. Global Uncertainties: Geopolitical tensions and economic uncertainties can swiftly impact market sentiment, prompting a correction.

📊 Indicators to Watch:

1. Valuation Metrics: Keep a close eye on Price-to-Earnings ratios and other valuation metrics for signs of overvaluation.

2. Economic Data: Monitor economic indicators and global economic trends for early signs of market shifts.

3. Sentiment Analysis: Gauging investor sentiment through news, social media, and market reports can offer valuable insights.

While the idea is to be patient and wait for a potential pullback, it's crucial to remain vigilant and agile.

Watch this space but personally I’m waiting until January before investing in any Equities or Crypto.
