In the United Kingdom, if you are a resident, you find yourself with a variety of options; however, the prevailing tax regime underscores the importance of seriously contemplating the advantages of utilizing a company for your property purchase.

Let's explore both sides of the coin, starting with the disadvantages. First and foremost, opting for a company to purchase property can come with certain limitations, including a more restricted choice of lenders and lower loan-to-value ratios. Additionally, the process of extracting cash from the company can often prove to be a costly endeavour.

Now, onto the multitude of benefits:

1. Mortgage Tax Relief: This is a significant advantage that's not available to individuals. When properties are held within a limited company, mortgage interest can be treated as a business expense, rendering it eligible for 100% tax relief against the income.

2. Inheritance Tax Benefits: If your long-term objective is to pass on your property investments to family members, purchasing properties through a limited company can be a prudent choice. This strategy provides you with more opportunities to mitigate inheritance tax.
