What Is Property Flipping?

Property flipping involves buying a property, renovating or improving it, and then selling it quickly for a profit, appealing to investors seeking short-term gains.

The Process

1. Research and Identify Properties:

- Look for properties with improvement potential.

- Consider location, condition, and market demand.

- Attend auctions, search online listings, and network with estate agents and sourcing agents.

2. Financing with Bridging Loans:

- Use bridging loans, which are short-term and offer faster approval than traditional mortgages.

- These loans are asset-based, secured by the property's value.

3. Purchase the Property:

- Use the bridging loan to buy the property.

- Negotiate a good purchase price to maximize profit.

4. Renovate and Improve:

- Invest in necessary repairs, upgrades, and cosmetic changes.

- Stick to a budget and timeline to avoid delays.

5. Market and Sell:

- Market the property aggressively once it's ready.

- Price it competitively and work with a real estate agent or sell independently.

6. Calculate Your Profit:

- Be mindful of all costs, including legal fees, stamp duty, taxes, architects, surveyors, structural engineers, builders’ costs, and interest payments.

Risks and Considerations

- Market Fluctuations: Property prices can change rapidly, affecting your profit.

- Exit Strategy: Plan how to repay the loan when the property sells. Never buy without an exit strategy.

- Comparable Sales: Get as many comparable sales in the area as possible and monitor them throughout the property's development.

- Budget and Timeline: Stick to your budget and timeline. Be prepared to get involved in the labor if necessary to hit your targets.

Team and Preparation

- Assemble your team before starting: builders, architects, designers, and selling agents.

- A good agent should market the property before it's finished, building hype and attracting motivated buyers.
