Another week has flown by and we have several negotiations ongoing regarding our latest acquisitions. We cover new opportunities and feature one of our closest advisors, Doug Perry from Clayton & Brewil in our Expert Corner as well as cover more insights from the world of property in Paul Langshaws section.
Section 2 - Investment Opportunity: OxyPrem AG
OxyPrem AG is a Swiss medical device manufacturer specialising in non-invasive brain oxygen monitoring solutions. They have developed innovative products to help clinicians detect inadequate oxygen levels in newborns, particularly premature babies, in order to prevent permanent brain damage. Brain oxygen monitoring is crucial because just five minutes of insufficient oxygen can result in lifelong brain damage.
Premature birth is a significant issue, with 1 in 10 children being born prematurely, and many of these babies face long-term consequences such as cerebral palsy and disabilities. OxyPrem's products address the need for improved monitoring in neonatal care and aim to reduce the personal and societal costs associated with lifelong brain damage in premature infants.
OxyPrem's flagship product, the NOAH sensor, is a lightweight, reusable device that uses harmless light to continuously assess oxygen levels in a baby's brain. It can notify medical teams in case of oxygen-related events. The neonatal and infant brain oxygen monitoring market is substantial, with an annual turnover of nearly USD 2 billion, and the company is also exploring applications in other medical fields.
Founded in 2018 by a team of technical experts and business professionals, OxyPrem has received substantial support from the Swiss government and completed a USD 4 million accelerator program. They introduced a CE marked pilot series of devices in numerous hospitals between 2020 and 2022 and are working towards a market launch for the NOAH sensor by late 2024.

Over the past three decades, I've meticulously curated a robust property portfolio, and a significant part of this journey has entailed fruitful collaborations with prominent property developers. I'd like to share some key strategies and insights that have served me well in this dynamic field:
1. Buying Off-Plan Excellence: A tried-and-true approach involves securing properties off-plan, effectively reserving a unit before construction commences. These pre-construction opportunities often come with a generous 20% discount from the final valuation. In favorable market conditions, this figure can even soar to a remarkable 40%.
2. Market Caution: Currently, it's prudent to exercise caution in the real estate market due to the prevailing uncertainties. Anticipate that off-plan investments may deliver more conservative returns, hovering around the 20% mark.
3. Flipping Potential: An exciting prospect is flipping off-plan properties before they reach completion. To make the most of this strategy, it's essential to use a transferable contract that facilitates resale, effectively allowing you to lock in your profits.
4. Last-Unit Opportunism: For those who relish a bit of risk, consider waiting for the final unit to be sold within a development. Collaborating closely with the sales team, express your earnest interest, and you might be able to negotiate a significant discount. Sometimes, this deal sweetener even extends to the contents of the show home or apartment. While minor cleaning and refurbishments may be required, the discount often far outweighs these costs.
5. Financing Prerequisites: If you're exploring financing options from a lender, ensure you possess a decision in principle. This will expedite the process, as sales teams often prefer swift execution, particularly in scenarios like this.
6. Additional Land Acquisition: An astute strategy involves approaching developers regarding the acquisition of additional plots of land within an ongoing project. This can be especially effective for housing developments. Oftentimes, the original planning process has already been navigated, and the developer might be amenable to negotiations, as they've already reaped profits from the initial phase.
It's crucial to remember that property, traditionally a solid long-term investment, can also yield lucrative short-term opportunities when employing the aforementioned strategies. Keeping it simple this week. Solana (SOL) which is a cryptocurrency purchasable via many main exchanges could easily 10x over the next 2 years, but I would wait for the price to come down over the next month or so to around £20 as its looking overbought at present
