Absolutely delighted to report our 16th acquisition completed last week with JHP Recruitment joining our portfolio after successfully completing the acquisition of a similar sized recruiter.

This acquisition effectively doubled them and the intention is to now grow by a factor of 5 over the next 2-3 years and exit.

Section 3 - Property with Paul Langshaw: Financing options

Today I wanted to look at financing your property portfolio. Unless you have a large inheritance, lottery win or the sale of a large asset, then the only option is to borrow Property is a really good asset for lenders, it holds it value well and and it has an intrinsic value. So what are your options of financing a property portfolio.

1. Bridging Finance:

- What is it? Bridging finance is a short-term funding option (typically 1 to 24 months) used to bridge the gap between property transactions. It's often employed when purchasing a property before securing longer-term financing.


This does not need to be a bank, family members or friends can chip in, or even Angel investors all play a part in delivering finance for a purchase.
You can use bridging loans to buy a property quickly, giving you a competitive edge.on both Development Projects: or refurbishment projects.
Considerations
    -Bank  Bridging loans are more expensive than traditional mortgages.
    - Interest rates, fees, and repayment terms vary by lender¹.
Also if you go the alternative route, family and friends etc then giving up a slice of your profit might exceed what the bank may want in interest and charges.

  1. Buy-to-Let (BTL) Mortgages:

- What are they? BTL mortgages are designed for landlords who want to buy residential properties to rent out.


These are offered as
Interest-Only or Repayments.
Lenders assess your ability to cover mortgage payments based on rental income.
Refinancing as a Strateg:
    - After purchasing a property with a Bridging Loan use a BTL mortgage, to refinance later to release the loan and equity for further investments².

Commercial Loan Facilities, These loans are specifically for commercial properties (e.g., offices, retail units, warehouses, pubs, etc.).
Secured Against**: The loan is secured against the business premises.

Property Purchase**: Acquire commercial properties.

Refinancing Strategies:
Release Equity, If your properties appreciate in value, consider remortgaging to release equity.
Timing: Most BTL mortgages have a minimum waiting period (e.g., six months) before you can remortgage³.
