Section 3 - Property - Rent to Rent with Paul Langshaw

Rent to Rent.

This proves to be a beneficial approach, especially if your credit is less than stellar or if you lack the funds for a commercial mortgage deposit. The concept involves renting a property from a landlord and subsequently subletting it to tenants at an elevated rental rate. Essentially, you function as an intermediary connecting the landlord with tenants, earning income from the variance between the rent you pay and the rent you collect.

Rent to rent provides an avenue for generating cash flow without the necessity of property acquisition. Enhancing the property's value is also feasible through furnishing, upgrades, or transforming it into a multi-let or serviced accommodation (details on the latter to follow). Nevertheless, obtaining the landlord's consent and, if applicable, the mortgage lender's approval for subletting is imperative. Compliance with legal and regulatory requisites, encompassing tenancy agreements, deposits, insurance, health and safety protocols, is also paramount.

This strategy can be financially rewarding when applied to suitable properties in high-demand, low-supply rental markets. Negotiating favourable terms with landlords, such as extended contracts, rent-free intervals, or rent reductions, is a viable approach. From my understanding, rent to rent has the potential to yield an average net profit ranging from £500 to £1,000 per month per property, contingent upon factors like location, size, and property condition.
