Section 3 - Property with Paul Langshaw: Starting Your Journey as a Property Investor
Embarking on a journey as a property investor can be both exciting and rewarding. Here are some essential steps and tips to guide you:
1. Educate Yourself: Before diving into property investment, gain a solid understanding of the industry. Books, online resources, workshops, and mentorships can provide valuable insights. Personally, I benefited from having two great mentors—one who relied on bank financing and another who operated on a cash-only basis—offering me a balanced perspective.
2. Set Clear Goals: Define your investment objectives. Are you seeking rental income, capital appreciation, or a combination of both? Determine your risk tolerance and timeline for achieving your goals. My initial goal was to generate rental income to fund my daughter's university fees. Although she didn't attend university, I continued to build a significant portfolio.
3. Financial Planning: Assess your financial situation and establish a budget. Factor in down payments, ongoing expenses (mortgage, taxes, insurance, maintenance), and potential income. I use Excel for planning, but many other tools with great features are available. Explore a few to find the one that works best for you.
4. Choose the Right Location: Research areas with growth potential, good infrastructure, amenities, and low crime rates. Desirable locations tend to appreciate more. I started with social housing in deprived areas. While growth was modest, investing in upgrading housing facilities and achieving a good yield paid off.
5. Vendor Deposit: Negotiate favorable terms with sellers, including vendor deposits. Some lenders accept a 5% vendor deposit added to your loan as a deposit, which can be advantageous.
6. Family Joint Ventures: Consider partnering with family members. Joint ventures can pool resources and reduce individual risk. However, only engage family in deals that are near-certain to succeed. Avoid risky deals with family involvement.
7. Finance Companies: Explore finance options from reputable companies specializing in property development. They offer tailored solutions for investors, and some will joint venture with you, allowing you to build in a project management fee during the development stage.
Remember, property investment is a long-term game. The number one rule is to "think with your head, not just your heart." Make informed decisions by seeking advice from experts such as agents, surveyors, and occasionally planners. Best of luck on your property investment journey.
