For the past 30 years, I shifted my investments from stocks to property. Let's reflect on whether this was a wise decision.

UK Property Market: Steady Growth Despite Challenges

The UK property market has experienced a substantial 365% rise in average house prices over the last three decades, even after adjusting for inflation (Savills UK). Despite setbacks like the early 1990s recession and the 2007 credit crunch, the market has consistently bounced back, showing remarkable resilience and growth.

FTSE Index: Economic Barometer with Volatility

The FTSE 100 Total Return Index, which includes reinvested dividends, mirrors the UK's economic health. Over the same period, it has navigated through the dot-com bubble, the 2008 financial crisis, and other economic challenges. As of the latest data, the FTSE 100 Total Return Index stands at 8991.5¹.

Comparing Performance: Property vs. Stocks

When comparing the two, it's clear that the property market has provided more consistent growth, while the FTSE index has offered higher, albeit more volatile, returns. The property market is driven by domestic factors, whereas the FTSE index is influenced by global economic conditions.

Conclusion: Diversification is Key

Both the UK property market and the FTSE index have been lucrative over the past 30 years. However, their differing stability and volatility highlight the importance of diversification in an investment portfolio.
