Section 2 - Investment Opportunity:  Apeak Corporation Seeks $100,000 to make performance psychology affordable, accessible, and effective.

Overview:

Brief Background: 

The company began with Apeak Tennis, now the premier mental training app for tennis players. Building on this success, we have recently expanded our offerings with two new apps: SuperiorPerformance, designed for athletes across all sports, and SuperiorMind, aimed at everyday individuals seeking mental enhancement.

Apeak Tennis: 

Our landmark partnership with the Professional Tennis Players Association (PTPA) has positioned Apeak Tennis as their official mental performance and mental health app. This collaboration not only bolsters our credibility but also introduces us to four high-ranked tennis players who will act as ambassadors for our app.

SuperiorPerformance: 

Launched less than five months ago, SuperiorPerformance has quickly gained traction, being named the Official Mental Performance & Mental Health App for USA Wrestling and Fencing. We are actively pursuing partnerships with additional National Governing Bodies (NGBs) to validate our revenue-sharing model and expand our presence in the athletic sector. These alliances aim to generate revenue for organizations while empowering athletes to achieve their peak performance and address mental health challenges.

SuperiorMind: 

SuperiorMind is pioneering in the field of mind enhancement apps by utilizing guided visualizations to boost mental performance and resilience, akin to techniques used by athletes. We plan to use SuperiorMind to assist schools in fundraising efforts while providing parents with tools to enhance their mental well-being.

Investment Opportunity: 

We are seeking to raise $100,000 with a $3 million valuation cap on SAFE. This investment will enable us to further validate our concept and position ourselves to secure a larger funding round at a significantly higher valuation by the end of the year.

Section 3 - Property with Paul

Yesterday, I dropped my daughter off at her new university accommodation in Liverpool and was pleasantly surprised by the quality of the property. Initially, I didn't expect much from a shared student house, but I was truly impressed by the level of improvement.

This area of Liverpool, once known for its mix of social, supported, private rented, and owner-occupied properties, has undergone significant transformation. Years ago, I recommended this area to investors for its rundown properties, which were once available for under £15,000 and are now valued at over £130,000.

My daughter's property, a former 2-up-2-down terrace on a main road in a previously neglected area, has been remarkably transformed. It has been extended to a five-bedroom house, with three en-suite rooms. This upgrade required a vision and a considerable investment, but it has paid off handsomely, providing a phenomenal yield and benefiting the community.

Developments like this, which often lack financial incentives or tax breaks, demonstrate the critical role private housing providers play in enhancing communities. Despite the challenges and risks involved, these investments help revitalize areas and offer valuable housing solutions.

There are still many abandoned properties across the country awaiting redevelopment. For those interested in similar opportunities, top-rated university cities offer excellent prospects for investment and high yields in the student market. Recently, I saw a student property in Bangor, North Wales—a five-bedroom, licensed student house priced under £200,000 with an annual rent of around £25,000.
