Perhaps you’re looking for demographic information to base your investments on or deeper insights into potential deals. There are other data providers that can help you make informed decisions.
Key Search Criteria to Consider:

- Probate sales
- Time on the market
- Re-marketed properties
These are just a few examples, and there’s plenty of help available. Platforms like Roofstock, Propmarker, Property Filter, and Property Data offer the ability to search for properties and analyze deals using metrics like rental values, which are crucial for buy-to-let purchases. Some even include checklists for purchasing costs, which can quickly add up and are often overlooked—not to mention the most important metric: your ROI.
While many tools claim to use AI, let’s be honest, who doesn’t nowadays? One standout tool is PaTMa, a Chrome extension that allows you to quickly analyze buy-to-let property deals. It calculates essential numbers like yield, ROI, and profit, and even assesses mortgage affordability based on standard criteria.
Remember, these tools are designed to streamline your analysis process, making property investment more efficient and informed. If you’re investing for the first time, it’s wise to have someone to bounce your ideas off before committing. In my experience, no matter how much analysis you do, having the right mindset is crucial. Discussing deals with a mentor, solicitor, or agent will help build confidence, making it easier to start building your portfolio.
