Section 2 - Investment Opportunity:

Introducing Klas Therapeutics Ltd.: Pioneers in Innovative Melanoma Treatment

Founded in February 2021 and headquartered in Northern Ireland, Klas Therapeutics Ltd. is at the forefront of medical innovation. The company has harnessed groundbreaking technology for the treatment of non-resectable malignant melanoma (MM), a particularly aggressive form of skin cancer. This groundbreaking technology is a result of extensive research conducted at the School of Pharmacy and Pharmaceutical Sciences at Ulster University.

Malignant melanoma, while accounting for less than 5% of skin cancers, is responsible for a staggering 75% of skin cancer-related fatalities. In the UK alone, approximately 16,000 new cases of melanoma are diagnosed annually, with global incidence figures on the rise, currently at 325,000 cases per year. While immune checkpoint inhibitors (ICIs) and targeted treatments have revolutionized MM therapy, only around 50% of patients respond to ICIs. Additionally, the heterogeneous nature of MM lesions poses a significant challenge for targeted treatments, underscoring the pressing need for novel solutions.

Enter Photodynamic therapy (PDT), a light-activated treatment already approved in the UK for non-malignant melanoma. PDT offers numerous advantages, including reduced resistance, high efficacy, minimal systemic side effects, and minimal scarring. However, its efficacy has been limited in MM due to the highly pigmented nature of MM lesions.

Klas Therapeutics has unveiled KT-001, an innovative therapy that has transformed the landscape of MM treatment. KT-001 unlocks the potential of PDT for MM, delivering targeted treatment that results in nearly 100% cellular death and an astonishing 500% reduction in tumour growth. This groundbreaking project builds on the success of the Innovate UK market discovery program 'Innovation to commercialisation of University research' (ICURe). It encompasses a comprehensive array of initiatives to enhance both the technology itself and its readiness for potential investors, all with the ultimate goal of benefiting patients.

For further information about Klas Therapeutics Ltd. and their pioneering work in MM treatment, please reach out to Poullette Oduor (COO) at 07753233229 or via email at [email protected]. Section 3 - Property Deals by Paul Langshaw

Property deal finders.

I started my investment journey as a property finder. I would source landlords who are looking to sell off some of their portfolio then match them up with investor who are building their own portfolio.

Now as an experienced property investor I now use finders to source property to continue to build my portfolio.

These offer cost-effective ways and access to their networking skills who can source you the property before it hits the market.

Some offer a complete bespoke turnkey service giving access to social housing in need of refurbishment to off plan luxury apartments around the globe. These can minimise the communication barriers you may face while investing in some foreign property opportunities.

Experienced property finders can save you from scammers, especially if you are dealing for the first time.

Pick you finders carefully, check out social media reviews, especially Linkedin.

If you are interested in using finders the please get in touch and I can recommend verified professionals that can help out.

Section 4 - Alternative Investment - Does Money grow on Trees?

Wood, in its natural form as timber or lumber, is not typically considered a traditional asset class like stocks, bonds, real estate, or commodities. Instead, it is often viewed as a raw material or commodity itself. However, wood and timber can be part of an investment portfolio indirectly through various means:

1. Timberland Investments: Some investors and institutions purchase and manage forests or timberland as an investment. These timberland assets can generate returns through the sale of harvested wood and the appreciation of land value.

2. Timber REITs: Timber Real Estate Investment Trusts (REITs) are companies that own and manage forests and timberland. They offer investors exposure to the timber industry and can provide income and potential capital appreciation.

3. Commodity Investments: Wood and timber can be traded as commodities on futures markets, providing a way for investors to speculate on or hedge against price movements in the timber industry.

4. Paper and Pulp Stocks: Companies involved in paper and pulp production are indirectly linked to the timber industry. Investing in stocks of these companies can provide exposure to the demand for wood products.

While wood itself is not a traditional asset class, investments related to timber and the wood industry can be a part of a diversified portfolio. However, these investments come with their own set of considerations and risks, including environmental factors, market volatility, and land management challenges. Therefore, individuals interested in investing in timber-related assets should conduct thorough research and consider consulting with financial advisors with expertise in this area.
